This 180,000 square foot, 12-story office building located in the heart of the Central Business District in Washington, DC was acquired in July 2003. The property includes office, retail and food service tenants.   Physical improvements included a remodeling of the 6,483 below-grade food court, select system replacements and tenant space renovations.  The building is located on top of a ground lease granted by Washington Metropolitan Area Transit Authority.

The property was sold in December 2005 for $40 million including the assumption of favorable institutional financing.
